Distressed Property Report
It’s STILL all about Location!
Yes, it’s still the most important rule of real estate, particularly when looking for luxury real estate in a community that provides real security and “bang for your buck” value.
DeBordieu is a gated, oceanfront, golf community located about an hour up the coast from Charleston, South Carolina. It’s also conveniently just 5 miles south of Pawleys Island, a charming, beach community with plenty of shopping, dining, and entertainment opportunities, which means that from your home in DeBordieu, you won’t have to travel very far to get groceries, gas for your boat, or a new beach chair to take with you to the beach.
DeBordieu is just 3 miles north of Georgetown, an historic seaport community that offers tours of historic homes dating back to the 1700s, picturesque riverfront dining, and a great hospital system, which means you will have the security of knowing that when you or a member of your family is in need of medical assistance, it’s just right down the street.
Romantic Charleston, with its exceptional assortment of restaurants, shopping, historic sites and cultural events, is about an hour south of DeBordieu’s security gate. Many DeBordieu residents think nothing of zipping down to Charleston for an exciting day of shopping or an evening dinner and show.
Myrtle Beach and its convenient airport, is about 45 minutes north of DeBordieu offering its own amazing array of dining establishments, shopping, nightlife, live entertainment theaters and more than 100 championship golf courses. Many flights in and out of Myrtle Beach offer discounted airfares to major metropolitan areas in the northeast.
Between these two very different coastal cities of Myrtle Beach and Charleston, you’ll find quiet fishing villages, pristine beaches, a national forest and seashore, dozens of antebellum plantations, the largest outdoor sculpture garden in America and, most importantly, DeBordieu.
As wonderfully secluded and quiet as DeBordieu is, when you own a home here, you will not run short of things to do and see. The location is perfect! and it’s still all about location.

There has never been a better time to consider a purchase in DeBordieu.
When will I learn? Thinking I would score BIG this year, I hit some after-Christmas Sales. It didn’t happen.
OH…. I bought some stuff…. the usual….. 70% off hot pink sweater, about which, once I got it home, I remembered how ridiculous boat necks look on me.
OH… and the black plaid jacket that was going to look great with the pink sweater, even though it was too short to cover up the rather chubbier than normal mid-section I got for Christmas, BUT would be great once I lost 10 pounds, (that’s probably not gonna happen either.)
“What does all this shopping talk have to do with real estate???” you might ask.
Well, let me tell you, I will never wear that pink sweater, with or without that plaid jacket. I would have been much better off waiting until the new spring lines come out and paying full price for an outfit I will actually wear, and therefore, recognize the value.
Similarly, should the real estate buyer who is in the market for a home, buy something that almost works for his family, simply because it’s a great deal? Or should he stay the course, and after negotiating the best price (which he can do because it is still a spectacular buyer’s market), purchase the home of his dreams that works perfectly for his family.
Bottom line…..Mr. and Mrs. Buyer, don’t just look for foreclosures and distressed properties. Don’t buy that hot pink boat neck sweater because it almost works, or that ugly foreclosure. Look for a great value that gives you exactly what you want and negotiate the best possible price.
For example, the real estate featured on this page is representative of homes currently on the DeBordieu market at great prices, but you will not find them on a foreclosure list. They are simply great values.

Thanks to the KCM group for blogging about John R. Talbott’s predictions about the real estate market.
Talbot, a Goldman Sachs investment banker, bestselling author and economic consultant, is also somewhat of a prophet when it comes to housing.

He predicted the peak, he predicted the crash, and he is predicting that NOW IS THE TIME TO BUY A HOME, or refinance your existing home with a thirty-fixed rate mortgage.
In the article, which you can read here: http://bit.ly/KCMbuy he goes on to explain that his conclusion is based on four different metrics, all of which favor buying today:

1) Home Prices Relative to Peak Prices During the Bubble
2) Home Prices Relative to Construction Costs or Replacement Costs
3) Home Prices Relative to Incomes and Rents and
4) Home Prices in Real Terms, Not US Dollar Terms.

“Bottom Line If the person who called the real estate bubble and its bust says now is the time to buy, we believe it is time to buy.”
I totally agree with Talbot and KCM.

People looking at buying in DeBordieu for either primary or secondary residences right now are knocking it out of the park in two very important areas…. VALUE and SECURITY. Prices are starting to rise. Last year DeBordieu was one of very few communities in the Pawleys Island area to sell a beach home over $2Million, and a golf course home over $1Million.

In an effort to attract people who are interested in the South Carolina coast, but may not know about DeBordieu, I’ve started a little internet newspaper called the COASTAL SC DAILY. Here’s a sample:
