But what does it really mean? Whether you’re talking about Pawleys Island, South Carolina or DeBordieu, “location, location, location” basically means that similar homes can increase or decrease in value depending on their location. It’s true in Pawleys Island, South Carolina, and it’s true in DeBordieu.
It’s always been the number one rule of real estate, and guess what? It still is, even in this crazy real estate market we’ve got going on right now.
You can change a lot of things about a home. You can update the kitchen. You can add on a screened porch. You can even change the floorplan (ask me why my nickname is “The Sledgehammer.”) But the thing you can’t change about a home is its location.
There’s a great story about how the McMahons ended up with one of the most perfect locations in DeBordieu to build their home. They actually bought the lot sight-unseen….in fact, their best friend picked it out for them because it offered a spectacular lake/golf view, was in the “x-zone” so they could build a “mother-in-law suite” on the ground floor with no steps, and it was just a short golf cart ride to DeBordieu’s beautiful beach. DeBordieu’s location is also very important, right between Pawleys Island and Georgetown, so it’s convenient to the great shopping and dining venues in both areas. On a larger scale, DeBordieu is about an hour and 30 minutes north of Historic Charleston, and everything that amazing city has to offer, and about 40 minutes south of the Myrtle Beach Airport.
Other nice features about DeBordieu’s location include access to North Inlet for boating and fishing, being surrounded by acres and acres of nature conservation easements, and being in a top-rated school district.

I LOVE these night time photos of a couple of my listings at DeBordieu and just wanted to share them.
On a personal note: The Kaz family is in the middle of deciding where Joey, our senior, will go to college next year. He’s narrowed it down to two schools, UNC-Greensboro, and Ithica College in New York. Both have honored Joey with scholarship offers in Music Composition. Jeff and I are as grateful as we are proud. There is much to consider. We hope to make a decision sometime next week. It’s an exciting time!
Vacation Homes making a comeback!
I just read an interesting article about the comeback of vacation homes, and have noticed similar things happening in DeBordieu and Pawleys Island. While I realize it was talking mostly about the lower end of the price spectrum, I really liked what it said about consumer confidence coming back. That same consumer confidence has been showing itself in the DeBordieu Sales Office lately as well. I’m delighted to report that I’ve noticed a big increase in traffic in the past couple of weeks, walk-ins and internet hits, and am really excited about the two appointments I have tomorrow! Get this….the first one is at 7:30 a.m. You know what they say about that early bird!
I’ve also noticed a little trend in what people are looking for. While some DeBordieu buyers are looking for that mega-beach house that can sleep a small army, (we have some doozies available in that department), some are looking for more living space, less bedrooms, and high quality appointments. Pricing Strategies
There are two schools of thought on pricing strategies in today’s real estate market.
(1) Price the property attractively, but with some wiggle room to negotiate, and “chase the market.”OR, (2) “Cut to the chase” – Price the property at the price at which you think it will sell, and if you get a low-ball offer, HOLD.
Which is better? Well, better is in the eye of the beholder…in this case, the buyer. It all depends on the buyer’s attitude. Some buyers enjoy the “thrill of the chase.” Others prefer not to play that game, and are attracted to a low sticker price.
