My first DeBordieu closing of 2013 went off without a hitch, for which I am so very grateful! It was as if there was an angel involved!
The seller ended up with what he wanted, which was to move the house and move on, and the buyers ended up with a great home, perfect for their family, at a price significantly under appraised value.
We’re seeing that a good bit lately. Buyers are realizing that even though properties at DeBordieu do not show up as foreclosures or short sales, sometimes they can be bought for prices that would equate to a distressed property, but they not marketed as such. Because of the financial clout of many of our sellers, they are still in excellent standing with their lending institutions, and want to stay that way. Some of them that bought at the height of the market, who now have a need to sell, have had to actually bring money to the closing table.
As the coastal luxury real estate market continues to bump along the bottom, the first stage of recovery is definitely here, ….. the reduction of inventory. As we continue to whittle down DeBordieu’s inventory of homes, lots and villas, and deplete the supply, prices will start to rise again. That whittling down is beginning to happen. In fact, at this writing, I have offers flying around on 6 of my listings! Needless to say, I’ve been a busy girl.
So if you’re looking for a good deal, don’t just look for foreclosures and short sales. Find the property you want and make an offer! Back to the closing…. as demoralizing as it was for my seller lose money on this transaction, it was heartwarming to see the buyers secure a great home for their precious family. For a closing gift, I gave them a family photo session with acclaimed photographer Gail Healey of Exposures Photography, and painted a picture of an angel for their precious 3-yr-old daughter’s new room. I signed it “Troily” because that’s what she calls me. I’m not used to getting closing gifts from my clients, but these folks gave me a beautiful flower arrangement, and a gift certificate to get my hair done with Stella Notoro and the Island Day Spa! How about that!!!!! (Perhaps they were hinting…. I AM getting a bit grey.)
